S-REIT Yield Spread Explained: Why a 6% Yield Is Not Automatically Cheap

Singapore REITs currently offer attractive headline income. But a high yield does not automatically mean a REIT is cheap.

S-REITs yield about 6.2% on average, while Singapore’s 10-year government bond yield is around 2.36%. That leaves a sizeable income premium for taking REIT risk.

The important question is:

Is that extra yield compensation for an attractive opportunity—or for higher risk?

What Is the S-REIT Yield Spread?

A REIT’s yield spread compares its distribution yield with the return available from a lower-risk benchmark, usually government bonds.

For example:

S-REIT yield: 6.2%

Singapore 10-year government bond: 2.36%

The rough spread is:

3.84 percentage points.

That spread represents the additional income investors receive for accepting risks that government bonds do not carry.

The wider the spread, the more compensation investors are receiving.

But a wide spread can have more than one meaning.

Why a 6% Yield Can Look Attractive

REITs distribute much of their income to unitholders.

A 6% yield may therefore look compelling compared with:

  • bank deposits;
  • government bonds;
  • lower-yielding equities.

S-REITs also currently yield around 2.2 percentage points more than DBS, OCBC and UOB on average, a multi-year-high gap between the two sectors.

If distributions remain stable and financing costs ease, the higher yield can become attractive.

But there is a catch.

High Yield Can Also Be a Warning

Dividend yield rises when:

distribution stays stable and price falls.

Suppose a REIT pays S$0.06 annually.

At S$1.20:

Yield = 5%

If the price falls to S$0.90:

Yield = 6.7%

The income did not improve.

The market simply became more worried.

That concern could reflect:

  • refinancing risk;
  • falling property values;
  • weaker occupancy;
  • declining rents;
  • high leverage;
  • possible DPU cuts.

So investors should ask why the yield is high.

DPU Matters More Than the Headline Yield

For S-REITs, distribution per unit (DPU) is critical.

A 7% yield based on today’s distribution becomes much less attractive if DPU falls sharply next year.

Useful questions include:

Is rental income growing?

Are occupancy rates healthy?

Are financing costs rising?

Is the REIT issuing new units?

Can DPU remain sustainable?

The yield is only as reliable as the cash flow supporting it.

Interest Rates Change the Calculation

REITs are particularly sensitive to interest rates because they typically use debt to finance property portfolios.

Higher rates can:

  • increase refinancing costs;
  • reduce distributable income;
  • pressure property valuations;
  • make bonds more competitive.

There is some improvement underway. DBS Research reported that roughly 85% of S-REIT managers expect stable or lower interest costs in 2026, which could support DPU recovery.

But the effect differs significantly between individual REITs.

Location Matters Too

Not all S-REITs face the same interest-rate environment.

A Singapore-focused REIT may face different financing and valuation conditions from one heavily exposed to the U.S., Australia or Japan.

Singapore’s 10-year government bond yield is around 2.36%, compared with roughly 4.8% in the U.S. and 2.88% in Japan.

That means two REITs offering the same 6% distribution yield can carry very different underlying risks.

Gearing — How leveraged is the REIT?

Debt maturity — How much refinancing is approaching?

Occupancy — Are properties generating reliable income?

Asset geography — Which interest-rate environment matters?

Price risk — Could capital losses overwhelm the yield?

That gives a much clearer picture than yield alone.

Final Takeaway

A 6% S-REIT yield can be attractive.

But:

high yield ≠ automatically cheap.

The better framework is:

Yield → Yield Spread → DPU Sustainability → Debt → Asset Quality → Downside Risk

A high yield is only valuable if the underlying cash flow can support it.

So instead of asking:

“Which S-REIT has the highest yield?”

Ask:

“Why is the yield high—and am I being paid enough for the risk?”
