FIBRAs — Fideicomisos de Inversión en Bienes Raíces — are Mexican real-estate investment trusts.

They allow investors to own shares in portfolios containing assets such as:

Nearshoring means moving production closer to major customers.

When a manufacturer expands in Mexico, it needs physical infrastructure.

Industrial FIBRAs can benefit without needing to manufacture the products themselves.

Where AI Fits In

AI infrastructure also requires a large physical supply chain.

Mexico’s technology exports reached around $50 billion in Q1 2026, highlighting its growing role in North American technology manufacturing.

That makes AI a potential second demand driver alongside traditional nearshoring.

Evidence of Tight Industrial Demand

The strength is already visible in some portfolios.

FIBRA Prologis reported approximately 95.8% occupancy at the end of Q2 2026.

More importantly, net effective rents on renewed leases increased about 40.8%.

High occupancy plus strong rent growth can indicate that quality industrial space remains scarce in key locations.

FIBRA Macquarie also owns significant industrial portfolios across manufacturing hubs including:

  • Monterrey;
  • Ciudad Juárez;
  • Reynosa;
  • Tijuana;
  • Querétaro;
  • Chihuahua.

Those locations connect directly to major manufacturing and export corridors.

Why Power Could Become the Bottleneck

Factories and AI infrastructure require reliable electricity.

That means the next property winner may not simply be the company with the most industrial land.

It may be the company with:

Land + Power + Water + Connectivity + Location

A warehouse can be built relatively quickly.

Power infrastructure can take much longer.

If AI manufacturing and data-center investment accelerates, properties with secured electricity capacity could become more valuable.

This is similar to the trend already appearing in major U.S. and Asian data-center markets.

But Nearshoring Has Real Risks

The bullish story is not guaranteed.

Mexico’s foreign-direct-investment headline reached roughly $35 billion in early 2026, but only 7.8% represented new investment.

New greenfield investment also fell sharply in 2025 as companies worried about trade-policy uncertainty and the future of USMCA.

That distinction matters.

Existing companies reinvesting in Mexico is positive.

But a sustainable new property cycle eventually requires new tenants and new projects, not only expansion by companies already there.

USMCA Is the Biggest Macro Risk

Mexico’s industrial advantage depends heavily on access to the U.S. market.

Uncertainty around future U.S.–Mexico trade rules can delay:

  • factory construction;
  • supply-chain relocation;
  • foreign investment;
  • long-term leases.

Other risks include:

  • electricity shortages;
  • water availability;
  • security;
  • legal certainty;
  • high financing costs.

So the nearshoring thesis should not be reduced to:

“Companies are leaving China, therefore Mexican real estate must rise.”

The real picture is more complicated.
