More importantly, net effective rents on renewed leases increased about 40.8%.

High occupancy plus strong rent growth can indicate that quality industrial space remains scarce in key locations.

FIBRA Macquarie also owns significant industrial portfolios across manufacturing hubs including:

  • Monterrey;
  • Ciudad Juárez;
  • Reynosa;
  • Tijuana;
  • Querétaro;
  • Chihuahua.

Those locations connect directly to major manufacturing and export corridors.

Why Power Could Become the Bottleneck

Factories and AI infrastructure require reliable electricity.

That means the next property winner may not simply be the company with the most industrial land.

It may be the company with:

Land + Power + Water + Connectivity + Location

A warehouse can be built relatively quickly.

Power infrastructure can take much longer.

If AI manufacturing and data-center investment accelerates, properties with secured electricity capacity could become more valuable.

This is similar to the trend already appearing in major U.S. and Asian data-center markets.

But Nearshoring Has Real Risks

The bullish story is not guaranteed.

Mexico’s foreign-direct-investment headline reached roughly $35 billion in early 2026, but only 7.8% represented new investment.

New greenfield investment also fell sharply in 2025 as companies worried about trade-policy uncertainty and the future of USMCA.

That distinction matters.

Existing companies reinvesting in Mexico is positive.

But a sustainable new property cycle eventually requires new tenants and new projects, not only expansion by companies already there.

Mexico’s industrial advantage depends heavily on access to the U.S. market.

Uncertainty around future U.S.–Mexico trade rules can delay:

So the nearshoring thesis should not be reduced to:

“Companies are leaving China, therefore Mexican real estate must rise.”
